Job Summary:

The Quantity Surveyor manages all costs relating to construction projects. The role aims to minimize the cost of the project and enhance value for money while ensuring that the project meets legal and quality standards. The QS is the financial gatekeeper, managing contracts, tendering, and valuations.

Key Responsibilities:

Pre-Contract (Tendering):

• Prepare cost estimates, bills of quantities (BOQs), and tender documents.
• Conduct site visits to assess project scope and constraints.
• Analyze tenders submitted by subcontractors and suppliers; prepare contract documents.

Cost Control & Post-Contract:

• Track project expenditures vs. budgets to ensure cost-efficiency.
• Prepare and submit Interim Payment Applications and Final Accounts.
• Value completed work and arrange for subcontractor payments.

Variation & Claims Management:

• Assess and price variations (change orders) and evaluate claims for extension of time (EOT).
• Manage commercial risks and advise on the financial implications of change orders.

Contract Administration:

• Administer contract conditions (e.g., FIDIC, JCT) and ensure compliance.
• Conduct regular cost meetings with the project team.
• Prepare cash flow forecasts.

Procurement:

• Manage the procurement schedule to ensure materials are ordered on time and within budget.

Qualifications & Experience:

Education:

Bachelor’s Degree in Quantity Surveying, Civil Engineering, or Construction Management.

Certification:

Membership in RICS (Royal Institution of Chartered Surveyors) or AIQS is highly desirable.

Experience:

Minimum 5+ years of experience as a QS in the construction industry.

Skills:

• Proficiency in cost estimation software (e.g., CostX, Bluebeam) and MS Excel.
• Deep understanding of construction law and contractual obligations.
• Strong negotiation and analytical skills.

Key Performance Indicators (KPIs):

• Accuracy of cost estimates (within +/- 5%).
• Number of variation disputes minimized.
• Timely preparation of interim valuations (monthly).
• Profit margin maintained against target.
